upper terrace remodel
project details
This residential project involved the complete remodel of a narrow four-story home originally built in 1971, perched atop one of San Francisco’s iconic hills. The challenge was to overcome a steeply sloping site and shared property line walls, all while addressing the homeowners’ frustration with the limited views and underutilized rear yard space. The goal was to open up the property to panoramic views of the San Francisco Bay and the Golden Gate Bridge, while also maximizing the potential of the rear yard.
To achieve this, the design proposed removing the existing rear wall and replacing it with a 40-foot-tall steel moment frame, creating a striking 25-foot-wide glass wall that seamlessly connects the interior with the breathtaking views. Additionally, the roof was raised and replaced to open up the previously obscured vista from the 4th floor loft, creating an uninterrupted sightline across the bay.
The rear yard, previously steep and difficult to access, was sculpted with terraced retaining walls to create two distinct levels. The upper level was designed as a luxurious spa deck with a sauna and hot tub, while the lower level transformed into a functional play area. This thoughtful redesign not only maximized the property’s potential for outdoor living, but also made the most of the natural landscape, providing the homeowners with an elevated living experience and unrivaled views.
This remodel revitalized the outdated structure, turning it into a modern, functional home that marries the beauty of its surroundings with innovative, site-responsive design.
